Membership is part of the house

At Tamarisk, Thunderbird, and El Dorado, membership is still by sponsorship and introduction. That shapes how a house is bought and sold, and how private the street actually is.

PGA West, Toscana, and Indian Ridge are a later set of communities. The calendars, the terms, and the expectation of privacy are different from the older clubs. Treating them as the same purchase is how people end up with a house that does not fit the week they had in mind.

The house still has to work. The membership is simply part of what the house is.
