Mirada Estates Rancho Mirage: 2026 Buyer's Guide
A gated hillside neighborhood next to the Ritz-Carlton, with a newly approved project next door. Here's what the city's record says about Mirada and what I check before an offer.
What is Mirada Estates in Rancho Mirage? It's a gated single-family neighborhood on Mirada Circle, up Frank Sinatra Drive southwest of Highway 111, directly south of The Ritz-Carlton, Rancho Mirage. It isn't a golf community, and the city's own planning record treats it and the gated Villas of Mirada as two separate neighborhoods with separate entrances.
I'm careful with Mirada because the internet isn't. Pages that rank for this search quote home counts, HOA dues, an elevation figure, and hotel privileges, and they don't agree with each other. I couldn't find an HOA website (the obvious domains are parked), and I couldn't confirm any of those numbers from a primary source today, so they're not here. What is here comes from the City of Rancho Mirage's planning record and trail pages, the State's CEQA database, the Bureau of Land Management, and the hotel's own site.
Where exactly is it? The best map in words is the city's July 2024 environmental study for the Ritz-Carlton residences project. It places Mirada Circle and the Mirada single-family development to the south of the hotel site, and notes that the Mirada homes sit about 30 feet higher than the project's proposed entrance. It says the Coachella Valley Water District provides water and sewer, with 12-inch water mains running in the roadways of what it calls the adjacent Mirada Estates subdivision.
What's the difference between Mirada Estates and the Villas of Mirada? The same city study describes the Villas of Mirada as a gated residential neighborhood with north and south entrances on Frank Sinatra Drive, and it separately places a noise-monitoring location near the gated entrance of the Mirada Estates. The city's trail pages call the second neighborhood the Mirada Villas. The city doesn't describe what kind of homes the Villas are, and neither does any association site I could find, so the answer for a specific listing is on the preliminary title report and the HOA demand: which association, which dues, which rules.
Is Mirada Estates guard-gated? The city's documents say gated. They don't say whether the gate is staffed, and I won't guess. I drive in as a visitor before a showing so a buyer sees the real entry, and I ask the HOA what the gate costs and who runs it.
Do Mirada homeowners get Ritz-Carlton privileges? Not that anyone has shown me in writing. The hotel's site describes its Club Lounge, The Edge Steakhouse, its spa, and more than 30,000 square feet of event space. It says nothing about a program for Mirada residents. Being the hotel's neighbor isn't a membership. If a listing promises privileges, I want the terms in writing from the hotel or in the HOA's governing documents before it shapes the price.
What's being built next to Mirada? This is the biggest due-diligence item in the neighborhood right now. The State's CEQA database shows the City of Rancho Mirage approved the Ritz-Carlton residences project on December 18, 2025. The notice describes 106 condo units, event space, a subterranean parking structure, and a Sky Mesa recreation area with a restaurant, a lawn event space, and a pool. It also changed about 3.88 acres from Mountain Reserve to Resort Hotel land use for Sky Mesa, and it modifies entitlements the city first approved in 2006.
The city's 2024 study fills in the shape. It describes a three-story building of 48 suites with a maximum height of 30 feet 3 inches, and 58 two-story hotel villas in 15 buildings at about 32 feet 4 inches, and it says the units would operate similar to time-share properties. It also lists homes on Mirada Circle among the sensitive receptors for noise. If you're buying in Mirada, I'd read the approved conditions and the noise and construction sections, and I'd call the Planning Division at (760) 328-2266 to ask where the project stands before you remove contingencies.
Is there golf inside Mirada? No golf course appears anywhere in the city's planning record for the neighborhood, and there's no club to join. If golf is part of the plan, it's a separate membership somewhere else, and my Rancho Mirage country clubs guide sorts which clubs sell membership apart from the house.
What Mirada does have is trails at the door. The city's parks page lists the Chuckwalla Trail, 1.58 miles with 200 feet of gain, as circling the Mirada Villas and running through the foothills, and the Roadrunner Trail, 0.34 mile with 300 feet of gain, as connecting the Mirada Fountain with Chuckwalla. The BLM's Palm Desert and Rancho Mirage hiking guide for the Santa Rosa and San Jacinto Mountains National Monument lists the Chuckwalla loop at 2.2 miles with 352 feet of gain, dogs on leash allowed, with parking at City Hall. The two sources measure it differently, so walk it yourself. The BLM says Congress established the monument on October 24, 2000, and that its boundary takes in about 280,000 acres.
What should you check on a hillside home here? Start with fire. The city's study says its General Plan Safety Element puts the hotel site in a moderate fire threat zone next to a high fire threat zone, and quotes the Element saying the historical wildland fire hazard in Rancho Mirage is relatively low. That's the hotel parcel, not your lot. I look up the specific address on the State Fire Marshal's Fire Hazard Severity Zone viewer and get an insurance quote in the first days of escrow, not the last. My homeowners insurance guide covers how that conversation goes in the valley.
Then the slope itself. On a hillside lot I want the grading and drainage history, any retaining walls and who maintains them, and the CC&Rs on height, views, and architectural review, because in a neighborhood like this a neighbor's remodel can be a bigger view risk than the hotel. The city study notes that vehicular access isn't permitted on land designated Mountain Reserve, and the Sky Mesa vote shows that designation can change, so I ask the Planning Division how the land around a specific lot is designated.
Is the land fee simple? Listing remarks say so. I confirm it on the preliminary title report, along with the vesting, the easements, and anything recorded against the lot, because that's the document that answers it.
How do you read the HOA side? California hands us the list. Civil Code section 4525 requires the seller to provide the governing documents, a written statement of current regular and special assessments, any assessment changes the board has approved that aren't due yet, a statement of any rental prohibition, and, if you ask, the board's approved minutes from the past 12 months. Under section 5550, once an association's major components are worth at least half its annual budget, the board has to have a reserve study inspection at least once every three years and review it every year. The section 5300 budget report has to say whether the board has deferred a major repair and whether it expects a special assessment. Gates, private streets, and hillside drainage are the lines I read first.
How I show Mirada: once in daylight, to see the street, the slope, and the trails, and once after dark, to see the city lights, the hotel's lights, and what an event night sounds like. Mirada doesn't trade like a golf community, so I build the comparison from the documents, not from the club down the road. Want a private tour or my pre-offer due-diligence list for a specific Mirada home? Ask me.
If you like a hillside without a club bill, my Thunderbird Heights guide covers the other one in town. My Living in Rancho Mirage guide covers the neighborhoods around both, and my Rancho Mirage vs Indian Wells post is the next read if you're still choosing a city.
Facts checked Oct 24, 2026 on ranchomirageca.gov, ceqanet.lci.ca.gov, blm.gov, ritzcarlton.com, osfm.fire.ca.gov, and leginfo.legislature.ca.gov (Civil Code 4525, 5300, and 5550). Associations and the city update documents without much notice, so the current resale package, the title report, and the city's current file are the final word.
