Mission Hills Country Club: leased land vs fee simple

The lease is a monthly bill. Here is what it does to the real cost of owning at Mission Hills.

Short answer

At Mission Hills Country Club, the leased land is concentrated in the original core the MLS calls "Mission Hills Country Club," where the Golf Villas and Tennis Condos sit. The named neighborhoods around it, like Legacy-Oakhurst and Mission Hills East, are almost all fee simple. On leased land, the lease is a monthly bill on top of the HOA and any club dues. Compare total monthly cost, not list price, or the cheaper house will fool you.

Where the leased land is

CDAR/FlexMLS closed sales cover every Mission Hills sale that closed October 30, 2024 through October 19, 2026: 181 sales across 9 MLS subdivisions. I count a sale as leased when the MLS land lease type says lease, or when the listing reports a land lease rent or expiration year.

Haciendas20 / 2020$1,632,000$536approx. $412

80 of the 82 leased sales sit in that one MLS subdivision; the other 2 are in Lake Front.

One thing I cannot do from the MLS: split the Golf Villas from the Tennis Condos. Both are filed under the same subdivision, and the export has no HOA name field. "Tennis" shows up in plenty of remarks as an amenity, so it does not identify the association. If the difference matters to you, and it can, I confirm the association from the resale packet for the unit. For the neighborhood overview, see Mission Hills neighborhoods and membership.

Total monthly cost, side by side

Medians from that same export, by tenure and type. Lease rent is the MLS annual land lease amount divided by 12. All lease and HOA figures are approximate and should be re-verified from the current resale packet for any specific unit. I left out the mortgage line on purpose. Your rate is your lender's call, and the lease and HOA are the parts that differ between these houses.

Across the 82 leased sales, the middle half of reported lease rent ran approx. $300 to $580 a month, topping out at approx. $800. HOA dues on leased sales had a middle half of approx. $792 to $883.

The point of this table: a leased condo sold for about $172,000 less than a fee simple condo at the median, and still carried approx. $439 more a month in lease and HOA. That is the trade every buyer here has to price.

Lease term, expiry, and what a lender asks for

Here is what the MLS shows for the 82 leased sales:

Land lease expiration yearSales
212160
205412
21241
20341
Not stated8

Most leased sales now carry a 2121 expiration, and several listings describe their lease as extended to 2121. The 2054 and 2034 leases are the ones I would slow down on: a lease ending in 2034 has under a decade left, and that changes both financing and resale. Read the actual lease for the unit. The MLS field is a starting point, not the document.

What I ask for in the first days of escrow: the recorded lease and any extension, the current rent and how it adjusts, and written confirmation from the buyer's lender that the remaining term works for their loan.

The mechanics of leased land, prepaid vs monthly, and why it matters at resale are in my Palm Springs leased land guide.

Price gap on a $/sq ft basis

Leased condos sold at a median $263 a square foot against $370 for fee simple condos, a gap of about 29%. That is the discount the market puts on the lease. Whether it is enough depends on the rent and the years left on the specific lease.

My take

At about $700K, I would look hard at the leased condos and villas, but only with a 2121-type term and a lease rent I can model for my whole hold. The roughly 29% $/sq ft discount is real money, and you are buying into the same gates. I would pass on a 2034 lease at almost any price.

At about $1.5M, I lean fee simple. The monthly gap starts to matter less than resale, and a fee simple buyer pool is wider.

At about $3M, I would only buy fee simple at Mission Hills. At that price the buyer you sell to later will ask about land tenure first, and you do not want to be explaining a lease.

That is my framework, not a rule. The right answer for you depends on the specific lease and how long you plan to stay. For other Rancho Mirage options, see Rancho Mirage.

Data note

CDAR/FlexMLS closed sales, all Mission Hills (Rancho Mirage) Residential closed sales, October 30, 2024 through October 19, 2026, n=181, grouped by the MLS Subdivision column. Tenure inferred from the Land Lease fields: leased if the land lease type is lease or a land lease amount or expiration year is reported; fee simple as marked; otherwise not stated. Lease rent is the annual land lease amount divided by 12. No HOA name column exists, so Golf Villas and Tennis Condos are not separated. Figures approximate. Method: medians computed in pandas from raw rows of CDAR/FlexMLS closed sales (export pulled October 24, 2026). $/sq ft is closed price divided by MLS approximate square footage.
