Rancho Mirage Luxury Homes Without Club Dues (2026)

Most of Rancho Mirage's $2M+ sales in the past year closed outside the club tracts. Sold prices, lot sizes, and HOA by enclave, and how I'd compare them.

Where do Rancho Mirage's $2M+ homes sit outside the country clubs? In the 12 months to Oct 24, 2026, 69 of the city's 100 single-family sales at $2M and up closed outside the club tracts, at a $3.15M median and $699 a square foot, mostly in Thunderbird Heights, Mirada, the Clancy Lane enclaves, and unnamed estate lots.

So the non-club market isn't a niche here. It's most of the top of the market, and it trades at a higher median than the club tracts, where 31 sales closed at a $2.42M median and $597 a square foot.

The numbers by enclave, all Rancho Mirage single-family at $2M+, closed 10/24/2025 to 10/24/2026 (CDAR/FlexMLS, as of Oct 24 2026). HOA is the median MLS-reported monthly figure among sales that reported one, so treat it as approximate:

Thunderbird Heights: 9 sales, $4.80M median, $895/sq ft, 82 median days on market, about $689/mo HOA, 31,363 sq ft median lot, 96.7% sale-to-list.

Mirada: 6 sales, $3.56M median, $655/sq ft, 120 days, about $1,380/mo HOA, 21,562 sq ft lot, 93.7% sale-to-list.

Clancy Lane enclaves: 10 sales, $3.32M median, $754/sq ft, 21 days, about $415/mo HOA, 16,921 sq ft lot, 96.6% sale-to-list.

No named development: 13 sales, $3.20M median, $699/sq ft, 76 days, about $388/mo HOA, 19,602 sq ft lot, 98.3% sale-to-list.

Other named enclaves (Waterford, Artisan, Sterling, Makena, Santo Tomas, Siena Vista, Cotino, Verlaine and similar): 31 sales, $2.50M median, $597/sq ft, 64 days, about $501/mo HOA, 20,909 sq ft lot, 94.4% sale-to-list.

For contrast, the country club tracts (Morningside, Thunderbird CC, Tamarisk, the Mission Hills tracts, The Springs, Sunrise): 31 sales, $2.42M median, $597/sq ft, 40 days, about $950/mo HOA, 13,504 sq ft lot, 96.0% sale-to-list.

Three things jump out. First, land. The median non-club enclave lot is bigger than the median club-tract lot in every group, and Thunderbird Heights runs more than twice the club-tract figure. If you want space between you and the neighbors, the clubs mostly aren't where it is at this price.

Second, speed. Clancy Lane sold in a median 21 days, faster than any other group, including the clubs. Mirada took a median 120 days and closed at 93.7% of the final list price, the softest ratio in the table. Six sales is a small sample, so I read that as a signal to negotiate, not a verdict on the enclave.

Third, price per foot. Thunderbird Heights is the only group near $900 a square foot. That's the hillside and the views talking, and it's why I price those homes on the lot first and the finishes second.

A note on HOA dues. The MLS figures above are what listing agents typed in, and Mirada's median comes from six sales with reported dues ranging from about $784 to $1,720. I don't budget a client's purchase on them. The figure that counts is the one in the HOA's resale packet, the documents California Civil Code section 4525 requires the seller to provide, including the current regular and special assessments.

Norman's take: buying outside a club in Rancho Mirage is one purchase, not two. In a club community you're buying a house and a membership, and each has its own cost and its own exit. Skip the club and you're left pricing the house, the lot, and the HOA, which is a cleaner decision. It suits buyers who don't golf four days a week, who want a bigger lot, or who would rather choose their club than inherit one. If you want a full club calendar outside your door, the club tracts still make sense, and the gap in median price isn't a reason to give that up.

The pitfall I'd watch for: assuming no club means no fees. Every group above reported an HOA at some sales, and Mirada's approximate figure is higher than the club-tract median. Get the resale packet before you remove contingencies, read the budget and any approved assessment, and then compare total monthly cost, not list price.

If you're weighing a specific Thunderbird Heights, Mirada, or Clancy Lane home against a club home, send it to me and I'll pull the sold comps and the HOA documents before you write an offer. My Rancho Mirage country clubs post covers the club side.

Data: CDAR/FlexMLS closed sales, Rancho Mirage single-family $2M+, 10/24/2025 to 10/24/2026, as of Oct 24 2026. $/sq ft is close price divided by approximate square footage. Days on market exclude records entered at zero. HOA dues are approximate and should be confirmed with each HOA.
