Trilogy at La Quinta: What a 55+ Buyer Should Know

Golf and the HOA are two separate budgets here, and the age rules come from a section of state law that applies only in Riverside County.

Looking at Trilogy La Quinta homes for sale? Start here: golf isn't part of the HOA. As of Oct 19, 2026, the golf club's own options sheet prices resident golf separately, starting with the Trilogy Premier Pass at $3,650 per person for Monday through Thursday play, plus a $30 use fee on every round that starts before 2 PM.

Some pages say golf is included in the HOA. It isn't. Trilogy Golf Club at La Quinta sells tee times to the general public at dynamic rates, and residents get a discount and an earlier booking window, not free golf. Golf and the HOA are two separate budgets, and I build them separately.

The current menu covers the playing year from the November 2026 overseed to the October 2027 closing. Every Trilogy homeowner gets the Resident Rate: 20% off the posted public rate Monday through Thursday, excluding holidays, bookable 32 days out versus 30 for the public. The sheet caps that rate at $200 in peak season (November through April), $150 in the shoulder months, and $100 in July and August. Premier Plus adds every day of the week for a $2,600 upgrade per person. The Advantage Card is $950 for 10 rounds Monday through Thursday, use fee included, and a household can share the rounds. Pass and card holders pay $10 per 18-hole round for a club cart. Private carts are free with a yearly registration.

Do the math before you fall for the fairway view. The club says pass holders average about 100 rounds a year, which works out to $66.50 a round on the Premier Pass, or $6,650 a person before cart fees. Passes are individual, so two people who both play that much are at $13,300 a year, all of it outside the HOA. A seasonal resident may do better with Advantage Cards. New owners get a one-time proration matched to the closing date, so ask for it.

What are the HOA fees? I'm not printing a number. The figures on directory and agent sites don't agree, and I couldn't find the association's budget posted publicly. The figure I trust is on the resale certificate for the specific house, with its date, alongside the budget, the reserve study, and the Assessment and Reserve Funding Disclosure Summary.

Do you have to be 55 to live here? The association's management company, FirstService Residential, describes Trilogy La Quinta as a 55 and over active adult community. Some pages cite Civil Code 51.3, but subdivision (j) says that section doesn't apply to Riverside County, which is where La Quinta sits. The rule here is Civil Code 51.11. Under it, a senior citizen in a senior housing development is 55 or older, and the CC&Rs have to spell out the age limits. Those limits can't be stricter than requiring one senior in each home, with the other residents being qualified permanent residents (a category that includes a spouse or cohabitant who lived with the senior), permitted health care residents, or certain others the statute allows. Younger guests can stay for periods the CC&Rs set, not more than 60 days in any year.

In practice, read the recorded CC&Rs, not a summary. A younger spouse, a family member moving in, grandkids for the summer: the CC&Rs and the association's written policies decide it. I'm not a lawyer, so if your household is unusual, have one read them.

How many homes? FirstService's case study calls it a 1,238-unit community. The club's dining page says 1,011 homes voted yes to buy and restore the golf club and its restaurant, hence the name Kitchen Ten Eleven.

Can you rent your Trilogy home? Check two rulebooks. The HOA's lease rules are in the resale package. Then the city. La Quinta's short-term rental page says new General and Primary permits are banned outside a few exempt areas, and its FAQ says a permit closes when the property sells. The golf sheet adds that seasonal renters can buy any golf option at full price, which it says matches how the HOA treats seasonal renters at the Santa Rosa Club.

Selling a California home to move here at 55 or older? Ask your tax adviser about Prop 19 before you list. The Board of Equalization says an eligible owner can transfer a base year value to a replacement principal residence anywhere in California, bought within two years of the sale, up to three times. I'm not a tax adviser, so I build the timeline around yours.

Before a client writes an offer, I put two sheets side by side: the resale certificate (dues, what they cover, reserves, anything scheduled) and the golf options sheet matched to how the client really plays. Then I check the CC&R age and rental rules against their household. Ask me for current comps.

Golf prices checked Oct 19, 2026 on the Trilogy Golf Club at La Quinta website and its options sheet, and the law the same day on leginfo.legislature.ca.gov. Prices change each season, so confirm them with the golf shop at 760.303.0490.
